As of September 23, 2010 there are 17,848 homes actively listed in the Tampa Bay area with 5,819 (33%) under contract. Of the 17,848 homes, 5,398 are reflected as vacant in MLS. 6,752 homes reflected in MLS as distressed listings. With 17,848 homes on the market and 26,288 homes sold over the past 12 months we have 8.1 months of inventory. Although it is normal for sales to slow down going in to the end of summer, this is a very high real estate inventory.

This is actually not too bad, I thought we would have fewer sales, however distress listings are up and that is not good. I'll take a look at the actual sale price variances in the next few days and report the results.

As of May 10, 2010, there are 15,744 available single family homes. Additionally, there are 7,117 under contract. Of these, 4,461 are listed as distressed and is actually slightly higher as many Realtors do not reflect their listing as distressed. Of the 15,744, 5,139 are listed as distressed. As you can see, a higher percentage of contracts go to the distressed properties which is consistent with the appraisals were are handling these days. 

Over the last 90 days there have been 11,931 listings entering the market vs the same period last year of 11,610 listings.

There have been 5,877 sold listings over the past 90 days vs 5,332 same period last year. This is just over 10 increase over last year.

Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in the past 90 days:

Pinellas: 489 sales with a median sale price of $158,000/$102.41 per sf of 1,553 and 41 DOM.

Pasco: 198 sales with a median sale price of $120,000/$70.81 per sf of 1,678sf and 55 DOM.

Hillsborough: 102 sales with a median sale price of $126,000/$81.61 per sf of 1,552 sf and 43 DOM.

As of August 8th, 2010 there are 17,266 homes actively listed in the Tampa Bay area with 5,967 (35%) under contract. Of the 17,266 homes, 5,107 are reflected as vacant in MLS. 6,121 homes reflected in MLS as distressed listings. With 17,266 homes on the market and 24,133 homes sold over the past 12 months we have 8.6 months of inventory. Although it is normal for sales to slow down going in to the end of summer, this is a very high real estate inventory. This next month will most likely increase slightly, than stable out. As of July 6, 2010 there are 16,705 single family homes listed 5,814 pending in the Tampa Bay area with 5,723 homes in some type of foreclosure stage.  4,822 of all active listings of single family homes in the Tampa Bay area are vacant. 6,734 homes have sold over the past 90 days. A median sale price of $145,000 built in 1981 with 1,669 sf selling at $86.51 per sf.

Going in to the next quarter, I think we can expect this drop to continue. Is it the Gulf oil spill, the overall economic conditions in the country or maybe just a local drop. The buyers homes credit should be reinstated to help hobble this market, but we also tend to slow down this coming quarter due to seasonal flucuations.

 

As of May 17th, 2010 there are 15,872 homes actively listed in the Tampa Bay area with 6,976 (44%) under contract. Of the 15,872 homes, 4,338 are reflected as vacant in MLS. 5,194 homes reflected in MLS as distressed listings. With 15,872 homes on the market and 24,131 homes sold over the past 12 months we have 7.9 months of inventory. Clearly reflecting the market is improving.

  

As of April 25, 2010 there are 16,186 single family homes listed and 7,016 pending in the Tampa Bay area with 5,197 homes in some type of foreclosure stage and 4,357 of all single family listings are vacant. 5,339 homes have sold over the past 90 days. For the past 30 days there have been 1,868 sales with a median sale price of $149,500, 1,638 sf and built in 1979 selling at a median of $85.65 per sf.

That is a good increase over the prior month. We are coming to the end of the federal home buyers tax credit at the end of April. Overall it is typical going in to this quarter to pick up in sales. I think the credit will have a slight impact on new buyers, however it will be minimal. 

 

As of March 25, 2010 there are 16,242 homes actively listed in the Tampa Bay area with 6,517 (40%) under contract. Of the 16,242 homes, 4,280 are reflected as vacant in MLS. 5,277 homes reflected in MLS as distress listings. With 16,242 homes on the market and 23,655 homes sold over the past 12 months we have 8.2 months inventory. I feel the housing market in the Tampa Bay area will start to pick back up over the next couple of weeks. Tampa Bay foreclosures are slowly being removed from the market and I'm seeing a very high interest from investors purchasing and flipping for a quick profit.

 

It's big news!!! The market has dropped off in the Tampa Bay area. Let's take a look at this big drop off.

In January 2010 there were 1,450 sales of single family homes in MLS. Median sale price of $130,000, built in 1982 and 1,602 sf.

In January 2009 there were 1,419 sales of single family homes in MLS. Median sale price of $128,000, built in 1979 and 1,553 sf.

We had an increase in MLS sales. There could be a decrease in recorded sales in public records if they are only counting recordings which include bank recordings taking back the property. In that case, last year was higher than this year. It looks like a slightly older and smaller home sold in 2009 vs 2010. Although minimal, it could be considered a small decrease. But from a realistic standpoint, that is relatively stable.

I have noted a decrease in total sales on an appraisal by appraisal basis, however sale prices appear to be holding and new listings coming on the market have decreased. This is normal for this time of year. I expect sales to pick back up over the next two months. 

Also noted, I have been seeing for sale by owners having more success. Unfortunately, the lenders will not let the appraiser use these without verification of an outside source. Usually the buyers are reluctant to give out any information.

FYI - Info for 2008 only 1,112 sales with a median of $193,400, 1,694 sf, built in 1984. Now that is a decrease!

As of January 21, 2010 there are 16,247 homes listed in the Tampa Bay area and 3,080 of these are reflected as vacant in MLS. Average list price is $328,141 and 2,032 sf of living area, price per square foot of $144.97. 5,033 homes are pending. The pending sale percentage is 31%.  This was expected for the time of year. With 16,247 homes on the market and 23,351 homes sold over the past 12 months we have 8.3 months inventory. Unfortunately due to the way the MLS system was recently changed, I can't get an accurate reading of distressed properties, however at current it reflects 4,991 of the 16,247 listings. It is actually higher than this. 

The next few weeks will be a sign of things to come. Sales should start picking up again going into the second quarter of 2010.

As of December 15, 2009 there are 16,414 single family homes listed and 4,839 pending in the Tampa Bay area with 4,777 homes in some type of foreclosure stage and 3,231 of all single family listings are vacant. 6,148 homes have sold over the past 90 days. For the past 30 days there have been 1,859 sales with a median sale price of $140,000, 1,620 sf, $87.93 per sf.

As of November 17, 2009 there are 16,478 homes listed in the Tampa Bay area and 3,299 of all single family listings are vacant. Average list price is $337,098 with an average of 2,045 sf of living area, average price per square foot of $157.20.  5,908 homes are pending. The pending sale percentage is 35.8%.  A slight slow down going in to the holidays. This is typical. With 16,478 homes on the market and 22,595 homes sold over the past 12 months we have 8.8 months inventory.

As of October 30, 2009 there are 16,411 single family homes listed and 5,954 pending in the Tampa Bay area with 4,777 homes in some type of foreclosure stage and 3,255 of all single family listings are vacant. 6,063 homes have sold over the past 90 days with an average sold price of $179,498 at $106.80/sf and an average of 1,802 sf of living area.  The pending sale percentage is now 34%.

As of October 21, 2009 there are 16,378 homes listed in the Tampa Bay area and 3,280 of all single family listings are vacant. Average list price is $340,927 with an average of 2,052 sf of living area, average price per square foot of $154.04.  6,108 homes are pending. The pending sale percentage is 37.3%. The Tampa Bay area is still showing a good sign of recovery.

As of September 28, 2009 there are 16,525 single family homes listed and 6,140 pending in the Tampa Bay area with 2,476 homes in some type of foreclosure stage and 3,427 of all single family listings are vacant 6,111 homes have sold over the past 90 days with an average sold price of $189,611 at $96.13/sf and an average of 1,832 sf of living area.  The pending sale percentage is now 37%.

As of September 14, 2009 there are 16,625 homes listed in the Tampa Bay area with 2,500 homes in some type of foreclosure stage and 3,537 of all single family listings are vacant. Average list price is $345,738 with an average of 2,056 sf of living area, average price per square foot of $155.07.  6,013 homes are pending. The pending sale percentage is 36.2%. That's a good increase over two weeks ago.

As of August 30, 2009 there are 17,035 homes listed and 5,954 pending in the Tampa Bay area with 2,724 homes in some type of foreclosure stage and 3,709 of all single family listings are vacant. 6,145 homes have sold over the past 90 days with an average sold price of $187,071 at $93.31/sf and an average of 1,840 sf of living area.  The pending sale percentage is 35%.

As of August 14, 2009 there are 17,069 homes listed in the Tampa Bay area with 3,930 homes in some type of foreclosure stage and 3,846 of all single family listings are vacant. Average list price is $343,883 with an average of 2,048 sf of living area, average price per square foot of $165.63.  5,733 homes are pending. The pending sale percentage is 33.5%. That's a good increase over two weeks ago.

As of July 31, 2009 there are 17,349 homes listed and 5,661 pending in the Tampa Bay area with 2,898 homes in some type of foreclosure stage and 3,981 of all single family listings are vacant. 6,006 homes have sold over the past 90 days with an average sold price of $186,129 at $93.15/sf and an average of 1,833 sf of living area.  The pending sale percentage is 32.6%.

As of July 15, 2009 there are 17,353 homes listed in the Tampa Bay area with 3,307 homes in some type of foreclosure stage and 4,193 of all single family listings are vacant. Average list price is $349,379 with an average of 2,049 sf of living area, average price per square foot of $165.49.  5,649 homes are pending. The pending sale percentage is 32.5%. That's a slight increase over last week.

As of July 8, 2009 there are 17,421 homes listed and 5,551 pending in the Tampa Bay area with 2,945 homes in some type of foreclosure stage and 4,258 of all single family listings are vacant. Average list price is $350,331 with an average of 2,051 sf of living area.  The pending sale percentage is 32.0%.

As of June 30, 2009 there are 17,813 homes listed in the Tampa Bay area with 2,968 homes in some type of foreclosure stage and 4,410 of all single family listings are vacant. Average list price is $349,445 with an average of 2,050 sf of living area, average price per square foot of $144.77.  5,710 homes are pending. The pending sale percentage is 32.0%. There is only a slight change over last weeks numbers, but still good

As of June 23, 2009 there are 17,897 homes listed and 5,724 pending in the Tampa Bay area with 3,004 homes in some type of foreclosure stage and 4,516 of all single family listings are vacant. Average list price is $348,060 with an average of 2,044 sf of living area.  The pending sale percentage is 32.0%. These numbers are fantastic. This is usually the busier time of year, however with the decrease of listings entering the market it is quite encouraging.

As of June 16, 2009 there are 18,035 homes listed in the Tampa Bay area with 3,068 homes in some type of foreclosure stage and 4,653 of all single family listings are vacant. Average list price is $346,000 with an average of 2,040 sf of living area.  The pending sale percentage is 31.0%. That is a significant increase over last weeks numbers

As of June 9, 2009 there are 18,266 homes listed in the Tampa Bay area with 3,163 homes in some type of foreclosure stage and 4,028 of all single family listings are vacant. Average list price is $344,100 with and average of 2,035 sf of living area.  The pending percentage is 29.9%. Housing numbers continue to look better. I'm starting to see offers at or slightly above asking on some foreclosure listings, as not to lose the property to a higher bidder.

As of May 29, 2009 there are 18,549 homes listed in the Tampa Bay area with 3,169 homes in some type of foreclosure stage and 5,038 of all single family listings are vacant. Average list price is $344,262 with and average of 2,032 sf of living area. 

As of May 18, 2009 there is 18,794 active listings in the tri county Tampa Bay area . Average list price is $343,275 and 2,033 sf of living area.

Shrinking inventory is a great sign for sellers. Buyers should get in there and make an offer before they lose out.
