The numbers are starting to look better. It seems like most of the sales we see are of short sale and or foreclosures. Absorbtion rate is still too low, but it will take time.

Total Listings in Pasco, Pinellas and Hillsborough Combined are as follows: 23,782 active listings plus 3,234 pendings and 18,256 sold 12 months ending 05/31/2008. Average sales price/Days on Market is $270,285/88. The prior 12 month period was 24,661/72 with an average sales price of $289,189.

Of the 23,782 active listings, 7,967 are vacant and 3,071 are in some type of foreclosure stage.

In the most recent 30 days there has been 1,633 sold with an average sale price of $264,940/90 and for the previous 90 days 4,790 sales and an average sale price of $248,688/89.
