I find it amazing when lenders are doing great, they will lend money to anyone. When the market starts pulling back, now there is a major problem and they look in every direction but their own to find out what went wrong. Almost every appraisal needs an extensive addendum explaining what has happened locally or we get a call requesting additional sales to support the our estimated value.
