Here are the most recent numbers for the Tampa Bay area!

Total Listings in Pasco, Pinellas and Hillsborough Combined are as follows for current/prior period: 24,072/24,447 Active listings plus 3,137/3,344 pending and 17,512/18,214 sold 12 months ending 07/31/2008. Average sales price/Days on Market are $253,393/103 vs $259,993/103. The prior 12 month period was 23,105/23,252 with an average sales price of $287,051/81 days.

Of the 24,072/24,447 active listings, 8,093/8,165 are vacant and 3,715/3,674 are in some type of foreclosure stage.

In the most recent month there have been 1,683/1,795 sold with an average sale price of $238,094/104 days / $235,346/106 days and for the previous 90 days 5,366/5,236 sales and an average sale price of $245,016/104 days $254,294/103 days.

Above Statistics based on single family homes only. Not all sales may be recorded by the counties.

Average sales price/Days on Market are $254,507/103 DOM vs $255,721/103 vs $256,770/103 vs $253,393/103 The prior 12 month period was 22,665 vs 22,787/22,964/23,105 with an average sales price of $286,410/83 vs $286,287/82 vs $286,520/81.

Based on the above recent sales and available listings, the absorption rate is 6.2% reflecting 16 months of inventory.

Of the 24,298/24,312/24,319/24,072 active listings, 8,220/9,205/8,166/8,093 are vacant and 3,907/3,113/3,808/3,705 are in some type of foreclosure stage.

Average sales price/Days on Market are $256,770/103 vs $253,393/103 vs $259,993/103. The prior 12 month period was 22,964/23,105/23,252 with an average sales price of $286,520/81 vs $287,051/81 days.

Based on the above recent sales and available listings, the absorption rate is 6.2% reflecting 16 months of inventory.
