December 2011-As of 12/14/2011, there were 259 single family home listings entered in to MLS. During the same period of time, there has been 193 properties sold with a median sale price of $191,250, $102.42 per sf built in 1985 with 1,893sf. That is an approximate 7% drop in housing values in Palm Harbor since we checke in April 2010.
April 2010 - At this time, over the past 90 days, we have had 431 listings enter the market of single family homes. Same period one year ago it was 382 listings. The past 90 days of sales reflect 174 with a median of $206,000, $109.19 per sf, built in 1984 with 1,874 sf. Small drop over the prior six months ended in October.
October 2009 - Looking at some recent activity in the Palm Harbor Florida area, we can see a dramatic change over one year ago. There has been 348 listings of single family homes entering the market over the past 90 days. Last year, same period, there were 413 listings entering the market. That is a substantial decrease.
Sales over the past 90 days reflect 210 total with a medium sale price of $215,000 $108.60/sf for 1,824 sf. Last year same period, there were only 186 sold listings at a medium of $235,000 $125.86/sf for 1,879 sf. That is a drop of almost 9%.
We are still seeing owners that are trying to sell on their own, (FSBO) have a tough time of it. I think buyers are just to skeptical after what happened 3 years ago.
