As of today, the Tampa Bay area, including Pinellas, Pasco and Hillsborough Counties, have 42,965 properties listed with 2,598 pendings. The average sales price for the last six months of single family homes is $269,769. These are all sales in the three county area, however, as you can see, they include the extreme ranges of values.

If we search all sales from MLS for November we come up with an average sales price of $288,274.

This is quite a different picture from the median. Seeing who is buying and who is holding gives us a better idea of the market. If we see mid to upper range homes selling, that means someone is willing to step up to the plate and take a risk.

HAPPY NEW YEAR!!!! Here are some interesting statistics from our local Board of Realtors for Pinellas County.

Although the Median Sales Price does not define an overall definite improvement in the market, at least we can see the higher price homes are starting to move again.
