November 2009 Home Statistics in the Tampa Bay Area

As of November 27th 2009, home sales in the Tampa Bay area continue to improve. Very few communities are sliding. 

Total MLS Listings of single family homes in Pasco, Pinellas and Hillsborough Combined are as follows:

11/27/2009 - 16,580 Active listings, that is a 4% decrease. Pending sales total 5,669.  

Over the last 90 days there have been 11,184 listings entering the market vs the same period last year of 12,944 listings.

Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in the past 90 days:

Pinellas: 505 sales with a median sale price of $165,000/$108.72 per sf 41 DOM.

Pasco: 270 sales with a median sale price of $120,500/$76.72 per sf 49 DOM.

Hillsborough: 121 sales with a median sale price of $130,000/$89.00 per sf 48 DOM.

Above Statistics based on single family homes listed and sold in MLS only.
