1st Quarter Statistins for Pinellas County, Hillsborough County and Pasco County

As of March 17th 2010, home sales in the Tampa Bay area have continued to slow slightly, however is showing signs it is changing for the better. I think we will pick up going in to April.

Total MLS active Listings of single family homes in Pasco, Pinellas and Hillsborough Combined are as follows:

2/10/2010 - 16,236 Active listings. Pending sales total 6,351. 4,273 homes are vacant and 5,281 of the 16,236 are listed as distressed, however many Realtors still leave this field blank. Therefore the actual distress properties are estimated about 10% higher.  

Over the last 90 days there have been 11,305 listings entering the market vs the same period last year of 12,048 listings.

Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in the past 90 days:

Pinellas: 381 sales with a median sale price of $160,000/$104.17 per sf 47 DOM.

Pasco: 174 sales with a median sale price of $119,000/$72.54 per sf 52 DOM.

Hillsborough: 83 sales with a median sale price of $127,000/$83.93 per sf 32 DOM.
