December 2009 Sales Figures for the Tampa Bay Area!

As of December 23nd 2009, home sales in the Tampa Bay area continue to improve. Very few communities are sliding. 

Total MLS active Listings of single family homes in Pasco, Pinellas and Hillsborough Combined are as follows:

12/23/2009 - 16,406 Active listings. Pending sales total 5,265.  

Over the last 90 days there have been 10,530 listings entering the market vs the same period last year of 11,677 listings. That's almost a 10% reduction. In comparison to last month it is almost 9% less. Although this is normally a slower time of year, it is good news that the overall percentage drop is significant.

Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in the past 90 days:

Pinellas: 489 sales with a median sale price of $166,000/$108.30 per sf 38 DOM. This is 7% below previous years median sale price.

Pasco: 257 sales with a median sale price of $120,000/$76.68 per sf 51 DOM. This is 12% below previous years median sale price.

Hillsborough: 115 sales with a median sale price of $129,900/$87.79 per sf 52 DOM. This is 11% below previous years median sale price.
