Updating the Tampa Bay area real estate statistics:

As of August 8, 2010, the last 90 days there have been 11,860 listings entering the market vs the same period last year of 11,642 listings.

There have been 6,240 sold listings over the past 90 days vs 6,616 same period last year. This is just over a 5 decrease over last year.

Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in the past 90 days:

Pinellas: 483 sales with a median sale price of $161,780/$104.66 per sf of 1,581 and 38 DOM.

Pasco: 229 sales with a median sale price of $120,000/$71.61 per sf of 1,632sf and 53 DOM.

Hillsborough: 114 sales with a median sale price of $124,950/$79.47 per sf of 1,543 sf and 51 DOM. 

above statistics are based on single family homes listed and sold in MLS only.
