Active listings in the Tampa Bay area edged down a very small percentage. Vacancies dropped slightly lower, now at 37%. 3,719 listings are in a distress situation. I'm seeing a pick up in contracts. 27,876 Single family homes listed. A slow recovery is better than none at all!

For the week ending March 14, 2008, listings in the Tampa Bay area appear to be about the same. Of the 41,561 listings, 15,857 are vacant, 38%. 3,320 are bank owned or pre-foreclosure.  Average sales price also seems to be holding. We are noticing more activity. Let's see how the following weeks progress. We normally see a pick up now through the summer.

MLS activity seems to be about the same, vacancy ratio is relatively stable. Underwriting is getting to be very difficult. We are seeing 75% of the loans not making it to the closing table due to the strict guidelines and underwriters reduction in values.

Looks like listing inventory is starting to nudge down! The following is total inventory of Pinellas, Pasco and Hillsborough Counties in Florida. Of these properties, 16,022 are vacant. That's almost 39%. This is also a number I would like to see come down. As an appraiser, I have noticed a pick up in activity over the past three months. I feel we are getting in to more of a typical cyclical housing market as it was pre 2000's. I expect values to continue leveling off throughout the year. If you are in the market to buy a primary or vacation home, I think think this is the time to jump in.
