As of February 10th 2010, home sales in the Tampa Bay area slowed slightly, which was expected.
Total MLS active Listings of single family homes in Pasco, Pinellas and Hillsborough Combined are as follows:
2/10/2010 - 16,337 Active listings. Pending sales total 5,667. 3,485 homes are vacant and 5,031 of the 16,337 are listed as distressed, however many Realtors leave this field blank. Therefore the actual distress properties are estimated about 10% higher.
Over the last 90 days there have been 10,433 listings entering the market vs the same period last year of 11,730 listings.
Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in the past 90 days:
Pinellas: 417 sales with a median sale price of $174,512/$109.91 per sf 82 DOM.
Pasco: 188 sales with a median sale price of $127,540/$77.52 per sf 94 DOM.
Hillsborough: 85 sales with a median sale price of $128,631/$80.66 per sf 83 DOM.
