April 22, 2009 Tampa Bay Homes for Sale are Down

Looking at the most recent MLS numbers, active listings are declining and sales are up. Vacant homes are also declining which is a good sign as we see a reduction in foreclosure inventory and owners aren't forced to sell.

It is still bad news for FSBO's (For Sale By Owners) as they continue to struggle to compete with Realtors. Most FSBO's collapse and eventually list with an agent, estimated at 99%.

4/16/2009 - 19,936 Active Listings and 4,636 Pending

21,148/22,202/23,391/23,818/24,305 Active listings plus 4,095/3,240/2,998/3,209 pending

4/16/09 – 19,804 sold over the past 12 months with an average sale price of $210,382 and 102 days on market.

3/10/09 – 19,544 sold over the past 12 months vs 19,199/18,768/18,529/18,416/18,157/18,227 sold 12 months.

Average sales price/Days on Market is $217,433/131 DOM as of 03/10/2009 vs $225,226/131 DOM vs $231,897/129 DOM vs $295,577/140 DOM vs $249,894/103 vs $254,507/103 DOM.

Looking at a typical 3 bedroom, 2 bath home between 1,200 - 2,100 sf in Pinellas County over the past 90 days:

As of 4/16/2009 - 353 sales @ $175,212/97 DOM

As of 3/10/09 - Currently 320 sales @ $176,003/85 DOM vs $189,504/81 DOM vs 397 sales @ $198,561/89 DOM vs 469 sales at $201,470/83 DOM vs 418 sales at $215,203/89 DOM vs 419 sales at $214,942/87 DOM vs 433 sales at $217,528/89 DOM vs 433 homes average sold price of $219,745/89 DOM.
